Leasing

Leasing is the most permanent, long-term decision that a retailer makes. Per location, this is a task that is done typically every 5 to 10 years by the retailer. The fact that this is done so infrequently by the retailer and so frequently by the landlord places the retailer on an uneven playing field with an inherent disadvantage, especially so in better shopping areas and facilities. Due to the rapid changes in the retail environment in the last decade, leasing has changed dramatically. Exit clauses, tenant allowances, cotenant agreements, rent abatement and moratoriums can be negotiated by experts that are knowledgeable of both tenant and landlord issues and precedents. Demand everything and usually you will get nothing unless the location is very substandard. To achieve the best lease requires the skill of a professional.

A single word in leasing can radically change the charges the landlord is legally entitled to collect from the retailer for years. Leasing, moreover, has changed significantly over the last ten years. New types of agreements and language have emerged that were never considered a few years ago. It is extremely difficult for the individual retailer to learn all of these options and stay current with this rapidly changing landscape. Only a nationwide network that specializes in leasing can keep you up to date. You can change vendors, classifications, staff members, advertising and almost all other aspects of your enterprise. In most circumstances, you must, however, live with your lease.

Pace has achieved outstanding savings in leasing and improved locations. An example, in a startup situation, Pace's meeting with the client's prospective landlord saved more than Pace's annual costs for all of its services. In another situation, a nationwide chain, poor locations were negotiated out for better locations. A third example was a company in financial trouble that was saved by massive restructuring of their leases.

Pace has affiliates that do more specialty store leasing than any other company in the nation. They have been retained by and have replaced in-house leasing for the largest companies in their industry. We know the deals mall landlords have made and what concessions they have given the largest retailers. We know where to press and where to avoid unrealistic demands that almost always polarize the transaction and are counter productive.

Site Selection

Site selection is most important. With our clients and network, we know the productivity of all major retail facilities. Site selection and various alternatives become scientific, not based on guesswork.

Whether you are based in malls, strips, downtowns or free standing, Pace brings to your company expertise that has benefited individual stores as well as billion dollar companies.
